House prices predicted to rise by 6% in Carlow

THE PRICE of the average second-hand three-bed semi in Co Carlow is predicted to increase by 6% in 2025, according to a national survey by Real Estate Alliance.
Three-bed semi-detached homes in the county now cost an average of €250,000, up 10% on the December 2023 average of €227,500, the Q4 REA Average House Price Index shows.
“The cost of properties in Dublin, Naas, Kilkenny and other areas are pushing buyers to Carlow, where they are seeing better value for money and affordability,” said Harry Sothern, REA Sothern, Carlow town. “The escalation of rents is also forcing tenants to review their situation, and many are buying property instead of remaining as long-term tenants.” Carlow town prices rose 13% in 2024 to €260,000, while prices in Tullow rose by 6.7% to €240,000.
“We are seeing a positive market; however, supply is remaining scarce,” said Matthew Conry, REA Dawson, Tullow.
The REA Average House Price Index concentrates on the sale price of Ireland’s typical stock home, the three-bed semi, giving an accurate picture of the second-hand property market in towns and cities countrywide.
The actual selling price of a three-bed, semi-detached house across the country rose by 2.1% in the past three months to €330,602, and 9% overall annually.
