House prices in Carlow have risen by €20,000 in last three months

Average house prices in Carlow town rose by almost 9% to €250,000

THE cost of the average second-hand three-bed semi in Carlow has increased to €242,500, up more than 4% from €232,500 in the last three months, according to a national survey by Real Estate Alliance.

And across the county, the average time taken to sell dropped by one week to three, the Q3 REA Average House Price Index shows. Prices in Carlow town rose by almost 9%, to a total of €250,000, an average increase of €20,000 for the area.

“We are seeing that the market is currently really hot, especially for three-bed semis, but we are seeing very little new stock in Carlow,” said Harry Sothern of REA Sothern, Carlow town.

The survey shows that across Carlow, nearly half of purchasers were first-time buyers, while over a quarter hailed from outside of the county. A total of 45% of sales locally were attributed to landlords leaving the market.

Prices in Tullow remained unchanged this quarter at an average of €235,000, with houses in the area taking on average one month to sell.

“There is currently a good demand for starter homes, with suitable properties selling quickly,” said Matthew Conroy, REA Dawson, Tullow. “Properties in good condition with good energy ratings are achieving premium prices,” he added.

The REA Average House Price Index concentrates on the sale price of a typical three-bed semi, giving an accurate picture of the second-hand property market in towns and cities countrywide.

Time taken to reach sale agreed nationally has dropped to four weeks as low supply continues to drive sales.
