Houses in Co Carlow have seen a 2% rise

THE price of an average secondhand three-bed semi in Co Carlow has increased to €255,000, up 2% in the last three months, according to a recent survey by Real Estate Alliance.

Prices in Carlow town rose 3.9% to an average of €270,000, with time to sell at three weeks. Across the county, the average time taken to sell rose to four weeks in the same quarter. “We are finding that a significant portion of our buyers are coming from outside of the country,” said Harry Sothern, REA Sothern, Carlow town.

Tullow prices were steady this quarter at €240,000, with time taken to sell currently at four weeks.

“We predict that demand will remain strong this year, with good-quality properties selling quickly,” said Matthew Conry of REA Dawson, Tullow.

The survey shows that across the county, 45% of purchasers were first-time buyers, while 35% of sales in the county this quarter were attributed to landlords leaving the market. Additionally, agents across the county reported that the BER ratings of properties saw A-rated homes command 30% price increases compared with similar C-rated properties.

The REA Average House Price Index concentrates on the sale price of Ireland's typical stock home, the three-bed semi, giving an accurate picture of the secondhand property market in towns and cities countrywide. The selling price of a three-bed, semi-detached house across the country rose by 2.5% in the past three months to €338,847, and 10% in the past year. Three-bed semis in Dublin’s suburbs are reaching sale agreed in days as a wave of mortgage-approved buyers turn their focus from apartments to family homes, the survey has found. Selling prices in Dublin city rose by 3% in the last three months, where the average three-bed semi is now selling at €558,250 – a rise of almost €50,000 in the past year.
