Average 3-bed house price rises to nearly €300k in Carlow

House prices rose by 2.6% to €296,375 in Carlow in the first three months of the year.

THE price of the average second-hand three-bed semi-detached house in Co Carlow rose by 2.6% to €296,375 in the first three months of the year, according to the latest REA Average House Price Index.

The Q1 survey found that homes across the county were reaching ‘sale agreed’ in an average of three weeks, with first-time buyers accounting for 73% of all purchases.

Prices in Tullow recorded the strongest growth in the county this quarter, rising 5.8% to an average of €275,000, while Carlow town prices held steady at €317,750.

“We have seen a steady start to the year, with strong demand continuing for starter homes,” said Matthew Conry of REA Dawson, Tullow.

The survey also highlighted a significant shift in the profile of properties coming to market, with 40% of sales in the county this quarter attributed to landlords exiting the market.

Energy efficiency is emerging as an increasingly significant factor in valuations, with A-rated BER properties in Carlow commanding a 19% price premium over C-rated equivalents, well above the national average premium of 13%, which has itself risen from 10% at the end of December.

Nationally, the actual selling price of a three-bed semi rose by 1.5% in the past three months to €364,747, representing an annual increase of 7.67%, a gradual slowdown from the 9% rise recorded six months ago.

The REA Average House Price Index tracks the sale price of three-bed, semi-detached homes, which it describes as Ireland’s typical stock home, to provide a picture of the second-hand property market across towns and cities nationwide.
