THE latest Daft.ie housing report reveals that house prices in Carlow have yet again increased and are now 7.5% higher on average compared to last year.

The median price of a newly built home in Carlow was €345,00, compared to €377,983 in Laois and €416,350 in Leitrim in the period between January and March. This figure was €445,000 nationally.

Across the country, listed prices are now 44% above their pre-covid levels and 8% below their celtic tiger peak. House prices have more than doubled since 2014 and the actual cost of a house at the point of transaction continues to increase faster than the listed price.

However, house prices are not rising as fast and listed sale prices in Carlow remain significantly cheaper than the national average. Professor of economics at Trinity College, Dublin and author of the report, Ronan Lyons, said it was good news that the rate of house price inflation has eased since this time last year, but that the positive effects of increased supply were being felt more by urban centres than rural areas.

He also described the secondhand market for homes as “effectively stuck,” as most transactions are happening for new-build homes.

The report also states that the number of people who say homes on the market in 2026 represent good value for money is at its lowest level yet, with only six per cent agreeing with the statement, while 70% of people agreed houses were good value in 2013 and 2014.
